通膨情勢及升息循環增添市場不確定性,曾精準預言三次泡沫的華爾街傳奇投資人葛拉漢
(Jeremy Grantham)示警,要投資人準備迎接後續的動盪,包括美國房價下跌、更多的
銀行業問題,以及標普500指數可能跌約52%。
商業內幕報導,GMO聯合創辦人葛拉漢受訪時表示,美國房價相對家庭收入顯得非常昂貴
,抵押貸款成本飆升削弱民眾買房能力。他認為,隨著民眾意識到房產價值比預期來的低
,便會開始減少支出,進而使經濟成長承壓。
葛拉漢說,這不會在一夕之間爆發,籠罩房地產的陰影會持續很長一段時間,相較股市更
加危險,「我認為不會崩盤,但預期房價將回落至更能夠負擔的水準。」
葛拉漢去年1月曾對股票、債券及房地產發出警訊,他將資產價格暴漲歸因於接近零水準
的利率,如今聯準會為了打擊通膨,去年啟動激進升息將利率上調至5%左右,此舉造成貸
款、信用卡及其他債務成本飆升。
葛拉漢還提到,標普500指數可能從現在約4100初的水準,下跌27%至52%的幅度,可能會
在3000點左右觸底,但最糟的情況或許會回落至2000點。他坦言這聽來似乎很極端,但回
顧歷史,標普在2009年觸及666點,如果這次跌到2000點,仍是當時的三倍。
對於矽谷銀行及 Signature Bank等銀行倒閉掀起的動盪,葛拉漢認同其確實衝擊金融市
場,並牽動市場對信貸緊縮的擔心,因此他呼籲固定收益投資人需要特別小心,持續動盪
的銀行業,可能威脅到債券那誘人的殖利率,「我們似乎真的有可能面臨一直滾定的金融
壓力。」
