二親等不動產過戶節稅最大化:土地買賣、房屋贈與
一、土地買賣:節省贈與稅。(假設買方有現金,足以繳納超出贈與稅
免稅額的金額,買賣私契金額大於或等於土地公告現值。)
二、房屋贈與:節省個人所得稅裡的財產交易所得。(要注意與未支付
買賣價金的土地計算是不是超出贈與稅免稅額的金額?)
不過透天厝這樣子處理應該沒問題,但農舍及公寓因為有土地及建物同
時移轉的法令限制,我不知道會不會有問題?
