頭期款=股市初期投資金額
房貸=每月投資金額(萬一有租金再行扣除)
以下依照台股大盤7%年化報酬率計算,
另外因為目前檯面上寬限期最多五年所以都用五年計算
租金收入用總價1.5%*0.7(0.7算成租屋空窗期),以下為結果
(一)貸款成數8成/利率1.56%/貸款30年/無租金收入/無寬限期:
5年後房價漲幅17.4%可以超越大盤
