買房出租年報酬率是不是有10% ? - 投資

在新北市看到大約550萬的房子, 頭期款只要120萬左右, 預估可以租人12,000元/月
(因為預計要租給同事, 所以不會有遇到奧房客或房客自殺等風險)
那麼算起來就是12,000元*12個月/120萬=12%的年報酬率(還不用繳稅)
扣掉1%多的房貸利息, 大約還有10%的淨投資報酬
是不是比起最近很熱的存股, 無論是金融股或ETF的5%要強多了?
而且存股會有賺了股利賠了股價的風險問題, 遇到股災可能嚇到把股票賣了
反觀房價就相對保值多了, 幾乎是只漲不跌, 或者相對抗跌對嗎?
缺點大概只有存股每年可以領回現金, 但房租卻是要拿去還房貸,所以沒有現金可拿
等真的要用錢時, 把房子賣掉, 才能拿回現金。
請各位給點意見, 這樣的投資看起來是不是可行? 10%滿誘人的耶!
