陶朱隱園等不到買家 傳封盤不賣

〔記者徐義平/台北報導〕自稱豪宅藝術品的「陶朱隱園」,兩年半前取得使用執照至今
,僅出現一戶「孫子孝敬阿公」的自家人交易後,始終等不到願意以每坪八百萬元買進的
有緣人,去年底傳出乾脆直接「封盤」不接待也不賣。
每坪喊800萬元 未現有緣人
中華工程低調證實,去年一整年的確沒有對外接待,主要是因為受到疫情衝擊,另一方面
則是因為公設與庭院等部分還在施工,加上實品屋的建材要從海外運來,卻因為疫情延遲
時間,預計農曆年後,實品屋會完成,第三季後公設與庭院也會完成。
「陶朱隱園」基地面積約二四六八坪,為地上二十一層、地下四層的豪宅大樓,一層一戶
,每戶約三百坪,共二十戶,該豪宅以外觀造型特殊著稱,每層樓旋轉四.五度,因此又
有「旋轉豪宅」稱號,並訴求垂直森林建築,光是陽台面積就超過五十坪,等同於一戶四
房住家,超大的電梯與梯廳,號稱連救護車、跑車都能夠直接搭乘電梯開進屋內。

「陶朱隱園」從興建到完成話題不斷,最受關注的議題仍圍繞在喊出每坪八百萬元,超越
台灣豪宅市場認知的天價,但該案在二○一八年七月取得使照後,僅在隔年、二○一九年
七月出現首戶買賣移轉紀錄,由孫公司承耀公司買下七樓,但因是自家人買賣,所以實價
選擇不揭露,其它樓層還在等待「有緣人」出手。
房地產業者指出,過去兩年多至少有一組長期在香港投資房地產的台商,最高開出每坪四
百萬元想要入手,但是威京集團主席沈慶京還是不願意點頭,堅持每坪要賣八百萬元。
不過,令人關注的是,該豪宅的八十五億元聯貸案已經展延過一次,而且餘屋貸款利率更
高達四%,一年光是利息支出便超過三億元
