關於房屋贈與 - 稅務

因本人名下已有父親過世後繼承的房產(目前市價應不超過220萬),
而目前打算另購屋辦房貸,考量到無法使用首購利率的關係,
想請問如果把繼承的房產利用贈與的方式給母親或是另兩位哥哥,所產生的費用會有那些?
而直接用目前的狀況辦房貸還是使用贈與的方式後再辦房貸,何者對本人比較有利?
煩請有相關資訊的鄉民替小弟解惑,謝謝^^
