難得回一下好了 ..
台灣目前房價居高不下最大的原因在於低利率與地價稅房屋稅
上述是甚麼東西呢 ? 就是持有成本
為什麼日本房價上不來 因為持有成本非常的高的主因之一
依照全世界都在降息的狀況台灣降息的機率是很高的
最近購屋利率是1.56%-1.63%,貸款八成(單談雙北地區)
而且還有寬限期的情況下 持有房產者的成本非常的低
SARS當時的利率跟現在是完全沒辦法比的
坦白説吧 在台灣持有房地產的風險跟報酬是不成正比的
風險低 報酬高 有貸款壓力租出去等於房客繳房貸
只要繳納非常低的房屋稅跟地價稅
檯面上包含板友身邊的高資產者 我相信大部分都是靠房地產翻身的
股市會跌停,但房價不會。
