大多說回文都是在講買房子麻煩啦 買2000萬房子不如買2000萬基金
那就妙了 為什麼社會上買房致富的人遠比買基金致富的人多?
過去數十年基金的漲幅又不會輸房價
最大的關鍵在:
有2000萬現金的人絕不會花2000萬現金去買2000萬的房子
房地產投資迷人之處在高槓桿的效用 地段好屋齡佳信用好的case貸到8,9成是很常見的
200萬去買2000萬的房子 之後地價一漲 租金也漲
租金付利息之外還可以償付一部份本金
等於是 "租"屋者幫"持"屋者付房貸 這是拉大貧富差距的"重要工具"
剩下16~800萬還是可以做別的投資啊
因此為什麼付得起頭期款的人 大多會買一間屋放著
資本利得呢? 基金一年漲10%算不錯了 但你花400萬買2000萬的房子
房價一年漲3%就好 60萬是你400萬本金的幾percent? 15%
因此 房地產投資雖有重重問題和麻煩事
但高槓桿的效力是其他投資工具所遠遠不及的
歸結幾大優勢
1. 保值性
2. 高槓桿效力
3. 低持有成本 (低投入本金 租金回收 房貸本金轉嫁)
4. 儲蓄效果 (長期投資持有 定期償付貸款 避開投資上人性弱點)
5. 稅負抵減的效果 (這點非常重要.. 對薪資年所得超過200萬者效用奇大)
我當然知道2000萬基金比2000萬買樓要靈活
但現實中沒有任何一個有錢人會這樣子做的..
