買不買房 我們可以分兩部分探討
先假設房屋標售價1250萬
頭期款兩成250萬 30年貸款 貸款金額1000萬 年利率1.615% 每月攤還3.5萬
假設房價不漲不跌 依通膨1.6%計算 30年後資產價值2012萬
1. 目前租屋在外 月租金2萬者
如果不買房 把手邊250萬 及 每月(3.5-2)1.5萬定期定額投入股市
假設只投資金融標的 年化報酬率5%
30年後資產價值1080萬+1228萬=2308萬
2.目前已持有房屋者
如果把手邊的250萬 及 每月3.5萬定期定額投入股市
假設只投資金融標的 年化報酬率5%
30年後資產價值1080萬+2865萬=3945萬
然而以上還未將房地稅 與房屋修繕 自然災害 算進去
所以基本上要買房或是投資股票加租屋
還是看各位看倌對於未來房市多頭空頭而決定
