想請問稅捐稽徵上的實務問題

假設有人房屋設定抵押,若因非自願因素,房屋[被法拍],
拍定價格之後 扣除順序是
(1)強制執行費 (2)土增稅 (3)抵押權債權金額 (無論是幾胎貸款) (4)房地合一稅
應該是(1) (2) (3) (4)
或是(1) (2) (4) (3)
直覺認為房地合一稅是該與土增稅同一等級,房子轉讓都要被課稅
但(1) (2)確定會最先被課稅 也可能多出(4) ,才能開始扣抵押權
影響到抵押權的追討
不知道實務上的做法如何
