基本背景
男 / 35 / 未婚 / 單身 / 小小輪班工程師
目前租屋 想要有自己的一個小窩
預計今年購屋(預算大概1千萬內/兩房/首購 /新成屋)
個性問題 單身一輩子 可能性極高XD
[收入]
目前月薪7萬(已扣勞健保),不含加班費
工作10年,感覺調薪在上去機會不大了
目前公司固定年終兩個月
獎金大約30萬左右
(統計近5年平均,不過有調薪,獎金按月算,有慢慢上升,但不是固定)
2021年統計 年收入約140萬
[支出]
用近一年2021記帳的數據如下.
孝親部分-每月5000/一年6萬
不用再包紅包.
保險部分-一年52000
年輕時父母幫忙保的,後續自己詳細評估後,該有的都有,就不變動了
目前租屋-目前租一個套房,房租加水電約6000/一年72000
交通部分-目前機車通勤一台.
因買屋地點的預算問題,需要變開車上班.
車子預計買70萬的小車
買車後多負擔規費1.2萬/年,乙式3.5萬/年,油錢保養先抓1萬/月
稅款部分-目前只有所得稅/一年大約4.5~5.5萬
有些年度將母親帶入扶養大概4.5萬
生活費 -24~25萬/年,
三餐外食/其他雜支(手機費,娛樂,衣服...等等)
年度結餘(2021) = 收入140萬-支出50萬=大約存90萬
[現有資產]
已有緊急預備金(60萬/分為每月各五萬定存)
高利活存兆豐10萬/iLeo12萬/上海50萬
永豐90萬(50高利活存/20定存/20一般活存)
郵局100萬(一般定存)
[投資部分]
台股個股部分,目前市值大約95萬,股息2021領約4萬
不過都是要領股息的不會賣,蠻久之前買的,成本大約65萬
台股ETF部分,目前每月定期定額0050/006208 各7000(股息會再隔年繼續投入)
已投入2年目前市值大約40萬
美股個股部分
TD -美金現金+個股股票 目前大約3.1萬美金
複委託-VTI/VXUS/SMH/美金現金 大約4.3萬美幣
(複委託每年預計 固定投入1.2萬美金)
[目標]
最近才開始看房買房,真心覺得漲太兇了,但又怕買了之後,負擔太大...
(目前有中意一間預售1000萬初,100萬頭期,工程款50+50萬,預計112年底完工)
因為車子買了之後也是一筆開銷
但買房預算地點問題
需要開車走高速公路才比較方便,機車就太遠了
(估算通勤時間機車單趟快50分,汽車25分)
1000萬預算 頭期200萬是有了,
買房初期也有一些固定花費(家電,家具,簡單裝潢...)不知要抓多少錢.
但房貸試算後 已現在利率 每月需負擔2萬7(30年)加管理費等支出應該3萬初.
怕之後升息,或是公司獎金不固定...等等,擔心無法因應,還是我想太多QQ?
是否需要縮減我投資的金額來負擔買車之後的花費和房貸的支出?
或是再多存一些錢 減少貸款的金額?
