韓國瑜提「陸資買房」會炒高房價?建商大老:目前台灣房價普遍偏低
選後許多縣市綠地變藍天,短短一個月內,不只政治人物檯面鼓譟,連投資客也私下組隊
,開始揪團購屋。
有建商大老就透露,睽違兩年後,自己在台中的案子竟出現許久不見的「團客」,且一次
買下十二戶,「那些八九十坪、一百坪的客群都慢慢出現了,尤其是這兩個禮拜,雖然他
們的價格會亂砍,不過,稍微讓利一下都還是可以成交。」他說,下一步就要鎖定高雄獵
地。
談起今年房市,鄉林建設董事長賴正鎰難掩臉上笑意,「去年預售新推建案量才八千八百
億,今年的表現超出預期,達到一點二七兆,明年應該還會再往上5%,預估會有一點三
四兆的推案量。……主要是目前利率還在非常低點、各地方政府的持有稅大幅調降,再加
上美中貿易戰的關係,很多資金都想回台,而且之前的肥咖條款也還在發酵,所以,新的
一年裡,當然會有更多台商想回來買房地產。」
「這也是房地合一稅上路以來的難得景象,開發商手上有地的、有資金的,也在沉潛了三
四年後,都開始大量推案了,這些推新案大多都把坪數壓到十幾二十坪、大概兩三房的產
品,最近,只要推出,大概一個月左右就完銷了。」他說。
台中房市多熱?揪團買房十二戶、開賣一小時完銷
如此盛況,似乎又以綠地變藍天的縣市最為明顯。賴正鎰指出,「聽說台中北屯區綠線捷
運機廠(G0站)那邊,有個差不多兩百戶的案子,一個鐘頭就完銷了,這種狀況以前只有
在大陸(中國)才看得見,結果現在竟然發生在台中。……我們也有一個案子在那裡,正
準備要推,目前還在蓄客,看能不能學學他們,一個小時內就賣完。」
「台中這幾年推案量非常少,開發商手上的成屋也差不多去化完畢了,所以,那邊的土地
在這半年內,幾乎都是用搶的,……在那邊,我們養幾個土地開發人員,只要看到可以的
(土地),就報回來,沒想到,常常是兩天後就不見了,連附近的彰化也是,我看中一塊
地,才正要下手,結果兩天就被買走了,嚇死人,所以,目前買地下手的都很強,尤其開
發商手上都有錢。」他補充。
此外,他也透露,自從選後藍軍大勝,買房的民眾有些不同,不再只有首購族,反而多了
不少投資型的買方,「我們在台中的一個案子,幹部來跟我報告說:『很奇怪,現在都不
是首購的客人,反而投資型的非常多,……』突然就出現這種揪團買房的,一次還買十二
戶,我想,這就是大家的信心恢復了,印象中,已經兩年多沒看過這種現象了。」
