疫情拉警報,營建缺工、營建成本攀升、資金行情,推升房價續漲。專業市調機構27日最
新調查,「1字頭」房價在雙北市首度全面消失,北台灣都會區只剩下桃園、新竹共8區還
有1字頭建案。
住展雜誌統計,北台灣都會區今年截至4月底止,預售新成屋每坪成交單價「1字頭」區域
只剩八區,包括桃園觀音每坪平均17萬元、楊梅18.4萬元、新屋19.4萬元、龍潭19.8萬元
,以及新竹新豐17萬元、關西17.2萬元、寶山17.5萬元、湖口18萬元等,所有區都在桃竹
蛋白區。
至於雙北市去年還保持平均房價1字頭的金山,房價也已漲上到2字頭,「1字頭」房價全
面絕版。
住展雜誌研發長何世昌表示,北台灣都會區「1字頭」房價正快速消失,主因是營造成本
飆漲問題未解,建商不得不反映,這也意味「1字頭」低單價區越來越少。
何世昌分析,新北市主要行政區今年房價普遍上揚,每坪單價幾乎全面從「2字頭」起跳
,至於北北桃竹僅存的1字頭房價區中,又以龍潭、新屋,房價相對較高;龍潭、新屋如
果房價漲勢不變,很快的龍潭、新屋房價就要告別「1字頭」,轉投「2字頭」懷抱,明年
北北桃竹1字頭房價區恐會更少。
何世昌表示,政府去年底開始打炒房以來,投資客已經消失,但北北桃竹「1字頭」區域
銳減,主要是「推案成本飆漲煞不住」所造成,一來是蛋白區土地價格跟隨都會區上揚,
近一年地價漲幅超過一成,另外營造成本飆漲更成為壓倒「1字頭」房價區快速消失的最
後一根稻草。
何世昌指出,近年營造工、料成本雙雙飆升,每坪造價成本起碼攀升20%,對於高房價台
北市,營建成本占比小,但對「1字頭」房價區,建商一旦反映成本、每坪漲個2萬,單價
就動輒直接跳漲超過一成,衝擊非常之大。政府如不正視事實並提出解決問題的方法,恐
怕無法達到抑制房價的政策目標。依第二季國內原物料持續攀升趨勢來觀察,營造成本飆
漲的現象,短期內將還是懸而未解,「1字頭」房價區恐怕會越來越稀少。
去年Q4全台房貸期數 續創新高
房價居高不下,愈來愈多房貸族還款期拉長至30年,房貸還款期持續創新高,去年第四季
全台房貸期數已拉長至276個月,其中,台北市平均還款期273個月較短,桃園市則為290
個月最長,近年房價高漲對首購族衝擊大,雙北以外都會區房貸族拉長還款期數的情形更
為普遍。
根據內政部不動產資訊平台資料顯示,2010年時全台平均房貸期數為225個月,在2015年
突破240個月,隨著銀行承做30年期房貸的市場需求增加,至去年底已增加至276個月,房
貸族平均還款期數比起十年前增加51個月,相當於4年又3個月。
以六都來看,台北市房價期數增加幅度為六都最低,十年間僅增加了41個月,不過桃園十
年則是增加了65個月,台中、台南、高雄也都增加了53個月以上,顯示台北市雖然高房價
,不過較高所得和較佳的償貸能力,降低了長期數房貸的需求。
相較下,桃園等大台北以外的都會區,雖然房價不如雙北地區,但近年房價漲幅大,大幅
提高了首購族購屋門檻,拉長房貸還款期、以降低每月付款壓力,漸成為房價上漲下的普
遍作法。
信義房屋企研室專案經理曾敬德表示,平均房貸年期拉長,反映30年期的房貸逐漸被購
屋人接受,房價上漲後,申請30年期房貸,雖然利息多繳,但屋主每月的還款負擔明顯減
壓,且銀行評估借款人每月還款能力時,也較容易審查通過。此外,目前利率水準處歷史
相對低檔,有些購屋人選擇每月少還。
曾敬德認為,使用寬限期與拉長貸款年期,都是降低購屋還款負擔的方式,但寬限期過後
可能須面對還本壓力瞬間到來。
