,按銀行法第72條之2規定設算,今年2月底銀行不動產放款比率降至26.28%,探44個月新
低。
檢視個別銀行數據,比率在29%以上銀行已連7個月掛零,比率在28%至29%的銀行罕見降至
0家,至於比率在27%至28%的銀行有13家,月增2家。換言之,2月沒有任何一家銀行不動
產放款比率落在警戒區。
金管會公布本國銀行承作不動產放款最新統計,今年2月國銀房貸餘額止跌回升,截至2月
底國銀辦理購置住宅貸款餘額達9兆3394億元,月增214.25億元或0.23%,不過年增率續降
至5.49%,創44個月新低。
2月底建築貸款餘額則達3兆5070億元,月增194.52億元或0.56%,年增率降至9.34%,同創
44個月新低。
合計購置住宅貸款及建築貸款年增率降至6.51%,創43個月新低。
金管會銀行局副局長童政彰說明,房貸餘額自1月下降後、2月再轉上升,主因農曆春節後
看屋及購屋買氣回籠,但實際上房貸年增率仍維持下降趨勢。
建融年增率同樣持續走降,童政彰指出,房市降溫,主因政府祭出健全房地產政策奏效,
加上央行升息趨勢、通膨導致建材成本上漲等,建商推案轉趨保守。
同步觀察國銀不動產放款品質,今年2月底購置住宅貸款逾放餘額降至63.83億元、逾放比
連7個月持平於0.07%;建築貸款逾放餘額降至23.39億元、逾放比月減0.01個百分點至
0.07%。
另依銀行法第72條之2規定,商業銀行辦理住宅建築及企業建築放款總額不得超過放款時
所收存款總餘額及金融債券發售額的3成,俗稱銀行不動產放款天條,銀行會自行設定更
嚴格的內部要求,多半視28%以上為警戒區。
金管會最新統計揭露,今年2月底銀行辦理住宅建築及企業建築放款總額為13.42兆元、月
增0.02兆元,存款總餘額及金融債券發售額為51.08兆元、月增0.35兆元。
依銀行法第72條之2規定設算,2月底銀行不動產放款平均比率降至26.28%,創2019年7月
以來新低,月減0.13個百分點。2019年6月銀行不動產放款平均比率為26.27%。
