買賣房屋贈與稅的問題 - 稅務

問一個很笨的問題
買了一間以我的名字登記的房屋
如果買房屋時的部分頭期款已由爸爸的戶頭開出300萬的支票了
其中80萬為爸爸向朋友借的(朋友轉入我媽的戶頭,再由我媽的戶頭轉到爸爸的)
爬文每年度爸爸給我免稅贈與額度為220萬
所以請問如果要避掉這80萬的贈與稅
做法(一):
可否由我爸轉80萬到我媽那 (資金回流)
再由我媽那轉到我這 (220萬之內免贈與稅)
然後我再轉到我爸的戶頭"
做法(二):
我的戶頭本身足夠80萬 所以直接由我的戶頭轉80萬給爸爸
請問以上兩個做法
何者可形成~
"爸爸開出的300萬支票中的80萬是屬和我的借貸關係且已清償 因而不用贈與稅"
做法好像很簡單 但又怕天真地自以為就是這麼簡單 請大家給我一些指教 謝謝
