有一問題想請教板友,不確定該po在理財板或房板
在2020年初時,我跟幾位親戚合買了一塊地
地上有一棟非常舊的二樓透天厝
原先打算要重建,申請建造、找建築師畫圖等等就花費了許多時間跟金錢成本
但最後礙於垃圾清運、結構補強等因素便作罷
現在大家是打算「隔套收租」
二層樓透天約隔成12間套房,
若未來以一間租一萬計算,一年的總收入約12x12=144萬
格套費用目前估價單約為315萬,加上購地成本,總成本約2400萬
144/2400=6% (但未加入未來可能會找仲介帶看 以及 可能衍生的其他費用@@)
想請問這樣的投報率估算是正確的嗎?
若是正確的,投報率5~6%是否算是不錯的?(但必須是滿租的前提)
因為通膨嚴重,有土斯有財的觀念,
我媽一直覺得可以把這塊地留著未來變成被動收入
但我一直覺得這塊地的產權很複雜,始終有想直接出售的念頭。
或者是,我直接將我這一份土地賣給有意承接的親戚?
但又擔心自己太過短視近利。
