請問房屋和土地贈與的稅務問題 - 稅務

請問各位達人
一般房屋會有建物權狀和土地權狀
為了節省贈與稅
是否可以在今年12/31號前辦理土地贈與
明年1/1號後再辦理建物贈與呢
因為我算一下土地+房屋的公告現值是500萬左右
如果一起辦可能就要課到30萬的贈與稅
分2個年度辦好像就幾乎沒有贈與稅了(不過土地增值稅也要幾十萬...好像免不了)
請問這樣是否可行?
另外就是今天已經12月中了
如果現在才開始從頭送件的話來得及在12/31號前辦好嗎(請代書辦會比較快速過件嗎)
地政事務所是依送件日期算年度還是等新權狀出來的那一天才打上日期呢
擔心沒辦法在12/31號前辦完
