簡單的說, 投資人就是銀行, 借錢人(borrower)需按月還款,以房子做抵押,
借錢人若超過110天沒有還, 投資人有權可以透過拍賣房產回收本金。
實際案例:
買方欲購買$600,000 的房子,手上有現金$450,000付頭期款, 餘額$150,000貸款, 利息
10%, 本金2年內到期,屋主按月還利息,3個月利息保證, 買方需購買產權保險和房屋保險。屋主按月還利
息。
我的分析是: 貸款和房價比只有25% (150,000/600,000),兩年內房子的價值跌75%到
$150,000以下基本不可能。即使借款人沒有現金還款,他可以賣出房子來
還貸款, 或者投資人房可以拍賣房產將本金收回。買方更不可能破壞房子損失自己的
equity。 其它我也想不出有什麼風險。10%(基乎)無風險利率還是很吸引人吧。
