統一(1216)董事會拋出震撼彈,旗下的統一國際大樓處三個辦公樓層與30個停車位,
折算金額為58.96億元,買下環泥建設及坤慶國際手中統一國際大樓商場持分。
簡單的說,原本願意繼續出租給誠品的兩位股東,已退出這場戰局,
未來由統一、南紡、太子建設等原本不願意租的四位股東做主。
原本吳旻潔透露,在7家房東中,有兩家房東同意續約,
誠品也提出比現行合約更高的條件,表達續約的決心。
在統一集團今天公告,把這兩家公司手中的商場股權買下來後,
等於願意租給誠品這條路已經消失,再加上這四位股東原本就不想續租,
也間接宣布,誠品要租下信義誠品的路已經中斷。
消息人士指出,這次台南幫大團結,未來將不會再續租給誠品,未來將收回自行營運。
之前有人說以統一集團的實力,真要買下環泥建設、坤慶國際持有的
統一國際大樓開發股權也不是難事。
統一這次公告交易總金額為58.96億元,
以換資產計價的方式買下環泥16.57%、坤慶國際開發6.42%股權。
統一國際今天公告兩筆重訊,買下環泥建設及坤慶國際統一國際大樓商場持分,
(統一大樓商場信義區松高路11號地下二層至6樓之商場及地下三層至地下五層之停車場),換算成
為股權比重為22.98%,統一則是用統一國際大樓辦公樓層給予環泥建設及坤慶國際。
統一用來交易的標的信義區松高路9、11號3個樓層建物面積約1,994.4坪,
加計30個停車位約472.65坪,總價金為34.9億元。
林林總總的交易,簡單說明就是統一以樓上三個辧公室樓層以及部分現金為代價取得
環泥建設和坤慶在商場的持分。
未來統一擁有商埸六成,南紡和太子建設各二成。
原本有意續租給誠品的環泥建設和坤慶不再擁有發言權,也就是說誠品正式出局。
