其實板友這樣推薦是很有道理的,主要是美國的稅制是很鼓勵
"持有一套貸款的自用住宅,一直換大"
在自用住宅所在地房市不跌的情況下,這樣做的優勢有幾個
1) 自用住宅一間五年內住滿兩年(兩年外的時間可以出租去),
賣房的capital gain,一人有25萬美金,夫妻家庭擁有50萬美金的免稅額
這個動作可以一直做,例如買一間自住兩年,上漲了賣掉再買一間,住兩年..賣..
(細節請板友指正)
在美國這個IRS萬萬稅的地方,這是很有優勢的!
2) 住宅的home improvements等等都可以當做是賣屋的成本(可能也可以抵稅?)
3) 房子貸款mortgage支出可以抵稅
(當然要大於 standard deduction才有意義)
(不過很多地方州稅加上後,mortgage可以輕易超過standard deduction...)
不過如同其他人說,挑房子首重地點、還有要看總體經濟環境,
跟買賣股票ETF債券是一種完全不同種類的投資,適不適合自己就要詳細評估了
