現在購入預購屋有風險嗎(政府打房) - 理財

大家好,不好意思對於理財或購置房產(連自住都算)一竅不通,因為資訊太多
目前尚未有一間房(還與家人同住)所以很焦慮
最近看了幾本書,也知道預購屋是前面花錢比較不會有壓力,但仍與中古屋,新成屋的購買
各有優缺點
近日台灣房市火熱,主要也是因為買預購屋的紅單之類種種問題
但前天內政部長說政府擬將預購屋的買賣列入管束範圍,例如未來不能轉賣等等
目前家人不喜歡敝人買中古屋(其實我覺得五年十年內還好),但南桃園地區交通便捷處新
成屋賣到快要光光, 因身體之故無法開車或騎摩托車.所以必須仰賴機捷或是火車公
車客運系統.目前選擇不多,比較多的可能就是預售屋
但是現在購買預售屋(先不論財力問題)萬一未來住得不習慣想轉售,政府會限制轉賣或其他
法令問題嗎?
以及第二個問題,若延後三年購屋,未來交通便捷處(例如高鐵捷運附近或桃園或中壢火車
站附近)是否該賣的新成屋或預售屋很可能也都賣得差不多了?
