30-40 年前台灣各個區域的房價差異不大,主因是甚麼?
每個地方的建設和環境都沒啥差別啊! 當時台北沒捷運路網、許多建設都未到位,
現在台北在國際上是一級城市,還曾榮獲過全球最宜居城市首位。
已開發的首都漲到千萬以上很奇怪? 其他已開發國家的首都,有比較便宜?
: 而且那時候房貸利息超高 有7-8%

: 買3-4棟房子的 也是大有人在
: 現在房貸1.5%而已
: 薪水也是3萬 一般年輕人買不起房子
上一輩買房大多是省出來的,先捫心自問自己現在比上一輩省多少?
我家長輩在我工作以前從來沒出過國、幾乎沒在搭計程車,一餐吃不完的隔天繼續吃,
那個沒有手機網路的年代不用花錢買手機、沒有每月手機 / 網路 / 加值服務等月費、
新衣服一年過年才買一次、沒有電腦這東西,家裡還要放一本電話簿紀錄親朋好友電話。
大部分的錢都省下來做頭款買房子,即便如此當年買房要湊頭款還是不夠呢!
他們剩下的頭期款哪來的? 從親友間的標會標個 30-50 萬付頭期款這樣來的。
等於是你現在去信貸買房的概念。
: 被低薪高工時給壓跨了
: 連養活自己都有問題了
即便現在領最低薪 23k 會養不起自己? 你認真? 看看上面上一輩怎麼過日子的。
所以有時候有些長輩常常講年輕人吃不了苦,聽起來是很刺耳,但某些層面確實如此。
: 更別說結婚買房生小孩
: 過了幾十年後 滿街都是老人跟空房子
: 房子會越來越不值錢
日本是個很好的例子,你看看日本的房價是哪裡在掉,再看看日本的首都有沒有掉。
然後再思考一下這個問題你是政府的話,是毫無辦法,還是有其他配套可因應?
: 鈔票越印越多 但是房價卻沒啥漲
: 股票卻狂噴
你前面不是才說房子越來越貴,現在又說房價沒甚麼漲?
不管短中長期看房價,以數據來看都是上漲啊。短期內政部公告的房價指數創新高。
至於你說的股票狂噴...你知道大盤破前高花了 30 年嗎?
