全球房地產首富李嘉誠旗下的和記黃埔公司(簡稱和黃),4月30日參與廣州市2022年首
輪集中土地拍賣,雖然該公司出價後並未得標,但被視為投資界風向球的李嘉誠,時隔近
十年重返大陸土地拍賣市場,引發市場高度關注。
證券時報報導,自2013年以來,李嘉誠陸續拋售大陸房地產資產,多次引發市場熱議。而
在出售大陸資產的同時,李嘉誠轉向加碼英國,投資項目涵蓋港口碼頭、電力能源、天然
氣等行業。
但是自2022年以來,李嘉誠的資產布局呈現「脫歐入亞」趨勢。在陸續出售英國資產後,
李嘉誠旗下長實集團4月下旬和萬盛發集團洽談合資,準備在胡志明市開發高端房地產項
目。此外,李嘉誠也在近日重返大陸土拍市場。
每日經濟新聞報導,廣州公共資源交易中心官網顯示,一筆位於白雲區空港大道的熱門住
宅用地拍賣,吸引十家房企參與出價。4月30日上午,和黃以起標價人民幣(下同)23.64
億元出價,比最終成交價少了約3.5億元,但和黃沒有參與後來的限時競價。5月5日廣州
土拍落幕,上述住宅用地由中海企業發展集團有限公司得標。
雖然和黃未得標,但這次是該公司時隔近十年再度參與大陸公開市場土地拍賣。和黃上次
在大陸公開市場購地,是在2012年12月4日。當年,和黃以2,320萬元標得武漢蔡甸區一筆
土地。
中國證券報引述易居研究院智庫中心研究總監嚴躍進分析,李嘉誠的風格是「低買高賣」
,目前廣州的土地市場處於近年來的低位,很多土地都是低價成交,李嘉誠在大陸城市中
首選廣州,代表看好廣州的房地產市場。李嘉誠投資越南後,又出手廣州市場,顯示其是

近期大陸土拍市場整體低迷。從廣州此次土拍來看,18筆土地中,15筆底價成交,兩筆溢
價成交,一筆流標。中原地產認為,廣州屬於一線城市,在市場低迷且政策利多的背景下
,低價切入是個好時機。
