系列的打房政策陸續出爐,房市買氣明顯受到影響,住商機構企畫研究室統計旗下加盟店全
台5月成交業績月減13.6%,即便當月的工作天數較多,但已連續兩個月下滑,相較於去年同
期正逢「三級警戒」之際,也僅微幅增加1.6%,顯見市場交易多麼冷清。
住商機構企畫研究室資深經理徐佳馨分析,成交量反映買方心態,隨著政府一系列打房,加
上預期6月再次升息,民眾觀望心態更加濃厚。
綜觀六都今年5月表現,比起4月全數下滑,台北市減少11.0%、新北市減少24.3%、桃園市減
少19.9%、台中市減少16.4%、台南市減少4.1%、高雄市減少11.2%。
若與去年同月相比,桃園市年減8.6%、高雄市年減12.8%,其餘四都仍然呈現成長態勢。
中南部預售市場首當其衝
徐佳馨分析,後疫時代房價大跌不易,但賣方加價速度過快,將使得買盤猶豫,近期許多區
域紛紛出現短期快速飆漲,造成買方不願意買單,也讓交易表現趨緩。
此外,央行第五波信用管制箭在弦上,內政部平均地權修正案9月就要送審,對於中南部預

以高雄為例,確實有個案透過房仲業者協助平轉或小賺方式出手,但是多以中小坪數、投資
型產品為主,雖然還沒出現倒貨潮,卻已經是近期以來相對明顯的賣方拋售,後續值得留意
。
大家房屋企畫研究室副理郎美囡表示,在通膨壓力下,預估央行可能將有更進一步的升息動
作,不過現階段利率仍在低檔,剛性自用買方進場更具信心,置產型買方也有以不動產抗通
膨的盤算。對於購屋人來說,除了在意成交價格外,也應該妥善規劃財務,避免因為升息造
成壓力。
