把買房的資金拿去買ETF風險在哪? - 股票QA

目前除了頭期款還有1350萬現金,現在有兩種選擇
1.用頭期款+1350萬直接拿去買房
2.把1350萬拿去買高股息+跟銀行貸款1350萬(2.06%30年)
目前我的歷史復盤(2019Q1~2022Q4)和買到歷史高點去預估配息獲利
每年總配息預估:676836-603660(貸款)=73176
稅金(家庭年收20%區間)+二代健保=81367+14281
總獲利:73176-81367-14281=-22472
所以結論:遇到前四年的高點被套股息拿來養房貸大概會虧損2~3萬一年
但是存股族是長期投資放遠30年來看,應該不用太擔心
大家會把錢拿去運用還是把現金拿去買房,謝謝。
我想破頭想不到用多餘現金買房的理由,
有沒有股市達人房市達人可以點醒我這種貪婪慾望
PS.因為這樣操作,我繳完30年,等於繳完房貸+還有手裡的股票(退休金)
