不動產本來就是最無敵的擔保品阿.
不動產貸款可以談的條件大約是股票的三倍優勢以上.
所以基本上各大公司貸款,很多都是不動產抵押.
然後不抽銀根,本利攤還低,還可以寬限期.
你看看之前期權被強制平倉,股票被斷頭故事那麼多.
但不動產不會.
也就是銀行跟你簽了20年房貸,就等於20年就穩穩地跟你跑到完.
你失業也好,房價崩盤也好,銀行貸款都不會動.
(並且有固定和浮動利率參數,所以升降息對你的影響是打對折)
這對公司當然更好用.
你用土地或是店面或是旅館或是工廠抵押貸款.
只要你辦好,後面無論你公司營運怎樣,甚至董事長因為貪汙被抓去關.
你的不動產貸款依然穩穩地在那邊.
不然...你企業融資,或是你用股票融資好了...
當你發生營運上的變化,甚至像慶富,遠雄發生一些狀況之類的.
銀行會抽你銀根,要你加補保證金或是抵押品之類的.
並且你這些融資應該都是7年期,質押後放款的成數也比較低.
一般來講,我們玩不動產就是高槓桿.
因此一個有趣的.
房版有人問,0056和收房租如果都是5%,請問選哪一個.
其實現金投報是差很大的.
你買0056放5%,請問這邊是股版,長期領股利多少人有開槓桿??
基本上應該90%的人都是現金,也就是手上有1000萬,就只買1000萬的0056.
但是不動產包租公,幾乎都是開槓桿.
(當然像我們家這種是因為銀行不願意放那麼多錢給我,所以只好貸款很低..XD
個人還款能力跟不上擔保品的價值...)
一般包租公大約貸款額度都在5~8成.
也就是1000萬會買2000萬的房子,然後5%是2000萬的5%,利率大約1.7%.
會操作的則是1000萬買5000萬的房子.收5000萬的5%的租金..!!!!
而,會貸款5成也不是因為他比較保守,而是因為他可能買爛屋來翻修,投報比較高.
因此你買200,翻修50加上軟體20,所以270..
但是銀行放款是200的8成,所以是160...
因此很多包租公貸款額度大約在5~6成就是這樣來的.
有些8成的則是動手腳,自己左手翻好後再賣給右手,右手用300萬買入,跟銀行貸款270萬.
這個手法我應該有講過,文章也上新聞...包租公奧義之無限貸款.
但無論怎樣,包租公實際的現金投報率大約會在8~20%左右...
(非雙北,非改套房)
改套房基本上是現金投報率15%~30%...改套房沒有高於15%,你應該投資失敗..XD
這才是包租公實際的收益.
當然相對的房客有問題你要管理就是了.
(所以套房是勞力財...不能稱為被動收入)
至於非套房的物件,是不太需要管理的...
三房那種人家一住就是五年十年不動...
通常變動都是因為你跑去給他漲租,漲到對方受不了跑掉...XD
套房才會有游移...
但是套房的投報率遠高於一班三房的收益.
套房自己改,沒槓桿前8~12%是基本(也就是現金投報20~40%)
外行包租公就買人家改好的,買入價位大約在5~6%.(現金投報15~25%)
以上已經扣除稅金和攤提了家電損耗(10年攤提)
另外,套房因為有空租期(三房很少空租期).
所以一班套房用10個月再算,而不是12個月.
其實0056還是有很吸引人的時候.
那就是股票大崩盤後..XD
股票大崩盤後,去買0056,收股利.
政府通常會在三年左右把股價拉回來.
那時候你的0056的投報率就會是另外一個很爽的數字..XD
尤其,股票崩盤不一定不動產崩盤(但不動產崩盤股票一定崩盤,因為公司的資產大幅縮減)
所以要等股票崩盤,然後抽不動產的錢進入股市是很有機會的...
最典型就是2008...
