房屋過戶問題 - 稅務

目前有棟房屋要過戶,已經打算先受贈取得資金
再做二等親買賣來節稅,打算使用自用住宅來減土地增值稅
但目前還有一個問題
該屋目前市價約500-600萬,就算扣除成本仍有約300萬
(該區域當時購屋約250萬,目前成交約550左右)
售屋收入按所在地區(高雄市前鎮區)要扣23%的財產交易所得
到時辦理買賣的時候將金額設置和當初的取得成本一樣或相近可以嗎?
還是至少要和公告地價持平?
如果可以和當初的取得成本一樣,那我能夠在同一年裡讓父母贈與我合計250萬
且同年度做買賣來取得房屋嗎?
(我看資料是說同年度或者短期內辦理,會因為二等親買賣而被視為贈與)
房屋所有權人為家父,那家父是不是買賣的當年度最好不要和我有贈與行為?
跨年度應該就不受限了吧?
