根據最近報告,維持十年的經濟榮景將繼續推進2020年之際,對於一般國人而言,這並不
會減輕買房負擔;在486個郡中,一般收入者無法在344個郡(縣)買房,等於買不起國內
71%住房。
房地產數據公司Attom Data Solutions第四季分析指出,當前買房負擔情況僅比第三季
(73%)和去年同期(75%)稍微進步一點;進步緩慢的其一原因是因為房地產市場雖熱,但抵
押貸款率卻下降。
Attom產品長泰塔(Todd Teta)在報告中表示,2019年第四季年度房價增加9%,使得一般收
入者要購買一般住房更為捉襟見肘。
這份報告指出,買家必須有6萬7647元的淨年收入,才有能力負擔目前全國房價中位數25
萬7000元的房子,不過美國平均年收入卻是5萬8214元。泰塔表示,雖然近幾個月房價稍
微下降,但預計短期內仍會持續上漲。
另一間房地產公司Zillow也有類似預測,房價預估在2020年會攀升2.2%。
根據全國住宅營建商協會(National Association of Home Builders, NAHB)聲明,市場
緊縮的其一原因在於勞力與土地成本增加,使得新住房庫存「建造不足」。
NAHB首席經濟學者迪茨(Robert Dietz)在聲明中解釋,全國房地產市場持續改善,而且美
國多數市場信心創下20年新高,但新住房不足卻與看漲的房地產市場相互抵銷。
這30年的抵押貸款率穩定下滑,去年4.9%到今年11月已跌至3.8%,加上聯準會砍低貸款利
率避免經濟衰退威脅,雙雙刺激房市需求,而且低利率也使買主更容易接受較高的房價。
房地產網站RentCafe指出,普遍認為多數人無力負擔買房,造成這十年來租屋者比例
(9.1%)是買房者(4.3%)的兩倍,但租金卻未因此降低,過去十年全國平均租金從390元成
長36%至1473元。「美聯社」最近報導,全國「無殼」人口人數也持續增加。
