其實很多人雖然房地產賺了幾千萬,也不代表他們瞭解房地產
最主要的原因就是他們年紀太小了,他們不到40歲
一個不到40歲的人,年紀這麼小,他根本沒看過「高利時代」「房價下跌時代」
他只是在這十幾年之中作房地產,剛好搭上了「低利時代」「房價上漲時代」的景氣順風
車而已
就算他作房地產賺了幾千萬,也不代表他對房地產瞭解
。
如題
抱持這種錯誤想法的人很多,不說別人,就說說最近出書的「80萬~3200萬」的里歐娜好
了
我們先假設她真的從80萬~3200萬
雖然最近以月風為首的騙子愈來愈多,總愛說自己賺多少又多賺少,但根本都是假的
假設她真的從80萬~3200萬好了
。
她在她的書中寫到「朋友問我房價會不會跌呢??? 我只回答他們【你覺得捷運蓋好之後的
房價會比蓋好之前低嗎???】」
↑這真的是個天真到了極點的講法
捷運蓋好之後的房價就會比蓋好之前貴???
那妳為什麼不乾脆說「2013年的筆電作得比2003年的筆電好,所以2013的筆電就會比較貴
」
一個東西變好不代表他就會變貴,兩者是無關的
。
我隨便舉例好了,現在利率是1.x%左右麼,如果彭懷南升息到了3%,那房價就會暴跌了
1、現在房子租出去一年的殖利率也差不多2%而已,如果你買一間房子租出去一年只能賺
2%,但是你放銀行可以賺3%,那你幹麼買房子呢???
2、利率3%,那很多人都揹不起房貸了
所以房價要被打掛是非常容易的,只要「升息」就好了
西班牙瘋狂炒作房地產,一年漲10~30%之前,他們的房價都很低,很大的一個原因就是「
他們定存利率一年就10%了」,放銀行定存一年有10%,那你幹麼拿錢去買房子呢???
後來西班牙加入歐盟、使用歐元、使用歐盟利率,利率大降,資金全跑出來炒作房地產,
造成西班牙房產前所未有的榮景
。
當然彭懷南他不會隨便把利率調到3%是沒錯
不過我只是想跟你們講,其實「房價上漲的基礎」是非常脆弱的,非但不是牢不可破,而
且是非常的脆弱
就像你的愛情一樣
你在你16歲的時候,以為你跟你女朋友的感情很堅定,會一生一世在一起,但你沒有想到
她這麼容易變心,你們的感情竟然這麼脆弱
。
為什麼寫「80萬~3200萬」的作者歐里娜會這樣覺得呢???
我先澄清一下,我不知道她有沒有80萬~3200萬,不過講真的80萬~3200萬並沒有很難,我
就認識一個也是3x的作到了
里歐娜她作房地產的時間,剛好是2008金融海嘯最低點!!!
而且那個時候全世界的央行都把利率調到最低,所以里歐娜她開始作房地產的時候利率就
非常低了,她大概也認為利率永遠會這麼低吧???
這就是一種「井蛙不可語海、夏蟲不可語冰」,她根本沒看過你懂嗎??? 就像一隻蟲永遠
活在夏天,他根本不知道冬天是怎樣、他根本沒看過
我認為里歐娜有很大的機率誤以為「利率永遠會這麼低」
。
而且其實很多人誤以為「房市不會反轉」是因為「房子漲太久了」
2002到現在都12年了,房子漲了12年,很容易會有人覺得「房價根本永遠不會跌」
↑這也是一種非常天真、非常爛漫的想法,因為在1992~2002的這段時間房價是下跌的
很多人作房地產,他們作根本沒超過13年,他們根本沒看過「房價下跌的時候是怎樣」,
他們很容易天真的以為「房價會永遠的上漲」
。
總而言之,很多人雖然都作房地產賺了幾千萬,但是他們的年紀都太小了,他們沒超過40
歲,他們年紀這麼小,他們有看過「高利時代」「房價下跌時代」嗎??????
根本沒有
