升息會壓房市,讓房價比較不易大漲,沒錯,問題年底要選舉,沒有人想當壞人,
房市好除了會帶動內需,讓GDP與失業率美化外,重點是年底地方選舉要選得漂亮,
就要盡可能搞個討好選民的施政,問題施政最需要的是什麼? 錢
地方政府要錢,就要幹嘛? 最快的方式就是搞土地財政,土地重劃,炒賣土地,
假如房市不好,房價不好,來自這方面的財源就會少了許多,
當然也就端不出選民想要的牛肉,甚至連基本的施政與公務員薪水都發不出來,
施政滿意度不好,那個地方首長的仕途也就不會順遂,尋求連任的還可能會失敗,
你要升息打壓房市,只怕地方政府第一個出來跳腳拍桌,基於政治壓力下,
央行就算想要緊縮也很難做人吧
