兄弟合資購屋之後的房地合一稅 - 稅務

最近與弟弟合資購買房屋打算給爸媽住,各出一半頭期款,所有權人登記為弟弟
我出面貸款,但日後貸款皆由弟弟繳納
但代書提醒日後可能會被認定為贈與,導致未來售屋後的稅基被墊高而需負擔較
高的房地合一稅,問題如下:
1.此一行為是否會被認定為贈與?
2.如以私契規範出資範圍,並在未來繳納貸款時皆有匯款紀錄證明確實為弟弟繳
納,是否可避免被認定為贈與?
