今年第2季開始銷售,中工表示,由於陶朱隱園屬於金字塔的頂端,為了保護客戶的隱私
,暫時不對外公開參觀,但保證今年一定會開始銷售,並邀請金字塔級別的客戶來參觀。
中工去年受惠「京華城」購物中心股權處分利益認列,營收達171.96億元,EPS達1.75元
,今股東會通過配息0.534元,為2003年以來配息最佳。
中工近年積極轉型建設有成,深耕民生社區都更案,目前第一期「中工常翠」已完銷,第
二期「中工耘翠」銷售九成,僅剩9戶,第三期「中工碧硯閣」目前熱賣中,另,民生社
區都更案第四期「延壽J區」也於去年底與住戶達成共識取消代拆申請。
針對下半年營運發展,中華工程董事長朱蕙蘭表示,有兩大方向,首先是旗下自建案,將
朝綠建築、淨零排碳目標邁進,盡到社會責任,今年民間都更案,總銷共165億元,至於
土城雲宇宙產業園區案,分出租與銷售部分,預計今年第4季銷售,總銷160億元。
公共工程方面,在手案量600億元,預期今年目標再承攬160億元,由於缺工料漲的關係,
會挑選對公司有利、擁有優勢的工程,並以三年內可完成公共工程為主。
展望今年房市,朱蕙蘭表示,疫情嚴峻、政府嚴打炒房,投資客已經逐步退場,預期央行
在選擇性性用管制上也會趨緩,以北部來說,需求仍強勁,中南部在半導體等科技大廠話
題下,周遭房價有所支撐,不至於跌價,不過其他區域的價格應該會略微降溫。
朱蕙蘭指出,預期疫情緩解後,不動產會隨著全球強勁復甦、通膨壓力而快速復原,但疫
情以及政策打炒房所帶來的「量變」,會造成中長期商用不動產投資市場「質變」,進而
影響不動產市場趨勢,其最明顯趨勢為「以租代買」或「先租後買」崛起。
如商用市場買方,受制於房地合一稅2.0的高稅率限制而打亂處分節奏,未來兩三年供給
量緊縮,而且短投退場,將壓抑交易量,但在產業需求面則呈現旺盛,尤其製造業仍一片
榮景,因此一改過去「售後租回」,而改「以租代買」或是「先租後買」,由於可以同時
解決需求的燃眉之急,同時也讓建設公司省稅、賺租金收益,已成為市場新趨勢。
