我股版良心,股票大媽派,隔壁炒房的拉.
讓我來講講這個話題...

鈔票就是鈔票,哪有甚麼問不問題.
你有10億買SP500.
拿股利來付房租住帝寶.
我不覺得有啥問題啊.
反正這世界,你的錢有辦法變大速度追得上你需求的花費速度就可以了.
鈔票不分你是炒房來的還是炒股來的.
你只要收益是穩定的,並且可以抗通膨和追上你可能淺在的開銷增額.
那沒啥不可以.
一般來講買房子是因為.
如果你開槓桿5倍好了(貸款八成)
實際上不動產是這樣算.
長期平均增值算2.5%,非雙北的出租投報率大概2.5%,稅金千分之幾忽略,利息算1.5%.
我這樣抓應該很保守了,沒跟你豪洨找特例幹嘛的.
因此你是5%開槓桿5倍扣除利息*4.
所以實際投報率是多少??....
是19%.
這就是不動產長期的投報率.
你幹掉這個數字,你愛怎樣投資都ok.
你說出租投報率你又不出租..
阿靠杯你不買房你要租屋阿,所以你自住你一定是全額出租投報率這樣算.
出租的開銷就是你自己用掉...
這很基本的帳務收支,股版應該大家都很專業.
而為啥一般會支持買房.
因為一般人是股市韭菜,你是被收割的.
你不要說一年19%...你一年有沒有1.9%都是問題,滿地虧錢的.
(現在在講長期)
因此你既然不是股神,你乖乖去買房子.
當然對於高資產而言就另外一個故事.
一般豪宅是拿來洗鈔票用的...但是我們撇除這種狀況.
例如你租一間投報率只有1.5%的房子,而他的金額很高所以只能貸款5成.
而增值也疲憊,大概長期只有1.5%.
這樣他的投報率就只有4.5%
而你又是股票老鳥,股票收益平均10年有6%.
那你不買房子....我覺得很好啊...
你何苦一定要買房子??

買不買房子永遠都是數學問題,鈔票問題.
沒事不要對投資產品放感情..

當然你也可以放感情,但是放感情的代價就是要支付鈔票.
