【前言】
一直對於存夠錢,靠被動收入這件事很著迷
來做個表格討論一下
假設有2000萬現金在手上
想靠FIRE 4%理論來退休
那到底買房好還是租房好呢?
【未買房】
1.假設生活費房租2萬+生活費3萬,年60萬;房租+生活費會通膨
2.通膨2%/年(生活費、房租、房價)
【買房】
買了房,既然要躺平,也不會住到太好吧?
就以房租2萬同等級的來說
我在台中,大概是1000萬的房子
頭期200萬+100萬雜支整理花300萬,本金1700開始
房貸計算以:8成、2%、30年
房貸固定29570/月,不考慮利率漲跌
(畢竟30年,利率高高低低,最後也大概是個平均值)
1.假設生活費房貸2.957萬+生活費3萬;房貸固定,生活費會通膨
2.通膨2%/年(生活費、房租、房價)
表格
左邊是「未」買房30年後,計算通膨扣完生活費+房租剩餘本金2209萬
右邊是買房30年後,計算通膨扣完生活費+房貸剩餘本金(看合計)2781萬

【後記】
控制變量-投報率:
若30年來投報率都有5.5%的話,租房會追過買房
因為前期的300萬差距會拉的更巨大
若年投報有5.5%可以考慮租屋
控制變量-本金:本金、房價不管多高,都不影響結論
【結論】
1.其實結論最重要的一點
就是買房每月真正的成本只有利息的7361
而租房是2萬
累積30年後就會有差距
可以考慮買房吧大大!
2.二千萬夠不夠用呢?
單身有2000,每月生活費3萬應該很好花了。
如果要養家可能遠遠不夠
還是要照自己的 本金、投報率、月生活費抓看看嘍!
持有一個最穩定的資產也是好的選擇
3.照過往經驗看來,房子應該不止年通膨2%
如果房價漲更高那會更遠遠拉開
4.房跟金融市場也不一定要選擇
我目前是用房子+股票一起在累積財富
相對會快很多
