顏炳立:房價回到高檔?大家應該去看眼科和腦科
戴德梁行總經理顏炳立今(3)日表示,走空的市場不會一季就有任何改變,近來有人說
房價已回到三年前高檔價格,如果真是這樣,大家應該去看眼科和腦科,「這個市場怎麼
可能創造當初那個價格?」
戴德梁行今天發布第三季不動產調查,土地交易熱絡,今年前三季已逾1,300億元,已高
出去年全年的1,238億元,第三季土地買方仍以建商為主,不過成交行情仍以市場行情為
主,並未出現積極追價情況。
顏炳立表示,最近市場傳出不少房市熱絡消息,但這只是冬天裡偶見的陽光,並非夏天來
了。很多人看到黑夜裡偶爾的一束煙火,就以為國慶日到了,其實燦爛一下就沒有了。
他說,截至今年八月移轉棟數約18.4萬棟,較去年同期約增加5%,但是最後一季有選舉變
數,民眾購屋會比較謹慎,以一個月2萬棟來算,四個月8萬棟,今年大約是26萬多棟,和
去年相當,市場交易並沒有想像那麼活絡。
顏炳立表示,最近市場有很多消息,有豪宅傳出一坪成交290多萬元,如果是真的,他只
有五個字,「祝福和祈禱」。近來有建案說,有台商返台,因家族需求一口氣買了六戶,
但回顧以往,「劇情都是這樣演的」。
比如前幾年松江路一棟豪宅大降價,也傳出一位台商認為價格實在便宜,一口氣買了七戶
,現在回頭來看,那個價錢還算便宜嗎?只能用「一場遊戲一場夢」來形容,一旦買到,
就是夢醒時分。
