美國的房地產 用股票的講法來說
1.持有成本超低
領股利要繳稅,
收房租超多抵稅 ex:
1、貸款的利息部分;
2、地稅;
3、房屋保險、產權保險、貸款保險;
4、水電煤氣費用;
5、律師、會計師、中介費用;
6、維持、維修、清潔費用。
2.政策環境佳
政府提供超低持有稅,只要你永遠不買賣。啥實價課稅?沒有交易只有2%成長,如果2
%嫌多還可以行政申訴,本多終勝的代表。
3.籌碼集中
籌碼在主力手上,天大的利空不會跌
美國持房率約64%,其中主力還是財團要角(與神同行!),簡直是股界台積電!!
你怎麼能不愛房地產??
