我問你,我一間房子賣你2000萬.
請問多少資金卡入不動產??..1000?...2000??..
喔不,我房子給你,你給我2000萬.
錢還是在市場.我可能把2000萬存在銀行,銀行拿去買基金,基金拿去買股票...
那,如果你這2000萬是貸款的m也就是你只有400萬現金,貸款1600萬跟我買.
請問有錢卡入不動產嗎?
沒有,你的400萬現金跑到我手上,我無論拿去花掉存款還是幹嘛,他都在市場裡.
但是你貸款1600萬也在我手裡,等於,市場因為你貸款,所以多了1600萬..
不然市場本來只有400萬.
所以因為我門的交易,市場就從400萬放大到2000萬...放大五倍.(貸款八成)
不動產除非蓋新屋,他的"原物料"會吃掉貨幣外.
其他都不會吃掉貨幣,那是一種交換.
所以說甚麼錢卡在不動產裡,你貨幣學不及格....
你根本搞不懂不動產是甚麼東西...XD
整個市場有1000元,不動產只是讓這1000元從A手上換到B手上.
他不拿走這1000元裡面任何一塊錢.這1000元還是在市場.
但是如果不動產漲了20%,那會莫名其妙變成1200元在市場.
然後如果貸款8成,大家都貸款,那1000元會突然變成5000元.
之後大家在交換一次,在貸款8成.
這樣5000員會變成2萬5...在市場.
立刻整個市場的規模放大25倍.
董媽,這叫印鈔票....
甚麼吃錢...XD.....
他是印鈔機,哪來的吃錢.
只有在"大家把貸款還掉"的時候.
和"房價崩盤"的時候才會吃錢.
因為他回收掉印出來的錢.
並且她回收的都是他不動產自己以前印出來的錢...而不是另外吃掉別人製造的錢..
所以...救經濟必救不動產..!!
這個任何有一定經濟學概念的人都知道.
任何金融危機之後,第一個救的就是不動產.
因為金融危機帶來通縮,市場缺錢...
你貨幣會取決於黃金,國家資產,外匯存底等,不能隨便大幅調動.
因此,用不動產印最快..
你把房價炒個50%,然後再刺激大量貸款,讓整個市場的貸款額多50%.
立刻市場資金救多個兩三倍...

當現在需求很高需要錢讓產業投資,政府就刺激房價上升和推廣大量房貸.
很快企業就可以拿到他的錢...無論從股東還是銀行貸款還是自己貸款.
當需求穩定,獲利很好.
政府就會拉高貸款的控管,降溫不動產交易...
也就是讓不動產開始回收高獲利的資金..已備下次需要的時候用.
政府的角度是這樣看待不動產的,他根本沒想過一般人買不買得起的事情.
因為...租屋才是居住正義..全世界大都市大多數人都是租屋.
所以保障居住,保障租屋就好...你幹嘛保障人民買房?
那些留外的經濟學者都是這樣想的...因為外國的正確觀念是這樣子.
結果台灣不一樣,才讓他們頭帽在燒...
另外,我一直強調,基本面就是.
租金投報 = 稅金+利息.
這時候才是所謂的平衡.
所以當你炒房炒過頭,租金投報低於稅金+利息.
這就會泡沫化.
不然...你租金那麼高,你怎樣泡沫化拉...
你租金收500,稅金50,利息400...請問你怎樣泡沫?
你繼續收租就好啊..泡個屁...XD
而中國一線都市為啥會泡沫,因為他租金投報1.3%,利息5%...
這樣不泡沫已經是世界奇觀了.
美國出租投報5%,利息5.25%,稅金1%...你看他再跌了..小泡沫化.
或是你說,FED故意拉高利率,讓不動產和債權等回收熱錢也對....
但是無論怎樣,漲跌就是看這個公式..
而當你投報率3%,利息1.7%,稅金忽略的市場.

直到出租投報逼近於利息+稅金.....
