鋼價狂飆,大漲近3倍,衝上20年來新高價,小型建商和營造商恐撐不住,將掀起跑路潮
嗎?全國商總主席賴正鎰表示,對營造商衝擊最大,因為有的業者,在疫情衝擊前,就已
經包下建案工程,疫後原物料飆漲,甚至國內大缺工,目前只能咬牙苦撐,一旦原物料漲
勢延續到下半年,恐怕就得小心。
產線高溫運轉,熱軋、剪切,剩餘的鋼材,還得再回收,絲毫不能浪費,因為國際鋼價狂
飆,美國熱軋鋼捲價格,去年每噸460美元,現在漲到約1500美元,創新高,幾乎是20年
均價的3倍。
國內鋼價也一路向上,中鋼、中鴻報價連11漲,鋼鐵大廠今年前4個月營收,新光鋼、燁
興、豐興等,皆有兩位數成長,傳出小型建商快扛不住,醞釀跑路潮。
房市專家倪子仁表示,「建材本來用A貨現在用A-,我的水泥原來的磅數,是比較紮實一
點,它們用多少磅數的就降下來了,所以偷工減料狀況,購屋者要注意。」
房市專家示警,原物料飆漲,加上政府打房政策,營建業大缺工,多重因素衝擊下,有的
不肖建商,恐從壓縮建材成本下手,甚至延後動工,預售屋的交屋時間,也跟著延宕。
撐不住的業者,更怕會直接說倒就倒,導致買房民眾受害,甚至血本無歸。另外,政府公
共工程標案,大多為價格標,採最低標,不少營造廠,也在咬牙苦撐。
全國商總主席賴正鎰說,「營造廠就是說它,在去年或是前年就已經包了工程,原物料真
的上漲是在這一年多的事情,也就是說合約已經簽訂了,現在不能漲價,營造廠必須去吸
收,因為這個是受疫情影響很大,我們預估大概疫情過了一陣子以後,會慢慢恢復正常。
」
營建業面臨,史無前例的經營挑戰,不過買預售屋的消費者,也要提高警覺,檢視合約的
建材和交屋期限,才不會當了冤大頭。
