預售屋風險確實很高。
在2020/2,我曾透過一間台灣很大,專攻越南房地產的公司,下訂胡志明市二郡的Laimia
n City 。當時仲介(台灣人)跟我說如果要買20樓以下的,目前只剩最後一個兩房的物
件,如果要買20-40樓的,開發商目前只收訂金。我對高樓層沒有特殊憧憬,很快就下訂
低樓層並且付完三成的金額(等於付了台幣兩百萬)。
付完後很奇怪,開發商遲遲不跟我簽正式買賣合約,以新冠為理由告訴我工程停滯。問了
仲介和其公司,都說這案子不用擔心,開發商有政府資金,台灣有名人(就是吳XX)也買
這案子。開發商是因為要進行地目變更,把拿到審批的20樓案件改申請成40樓的案子,胡
志明市換官員而不敢批示而已。
後來一路耗到2021年年底,過程中我直接寫信跟開發商吵,並且找越南律師前往談判,才
幸運地拿回全額款項加5%的利息。後來我把錢拿去買另一個草田區建案,今年七月將交屋
。至於那個二郡的案子,現在還是沒動。
從胡志明市走13號國道去平陽,路邊都不乏看到爛尾樓。除了開發商現金流斷鏈外,很多
是因為政府沒有審批而偷跑被勒令停工。
在越南,如果台灣人要投資越南房地產,本人又不在越南的情況下,真心建議朝新成屋的
物件下手。像我這樣踩到雷全身而退的案例沒那麼多。
補一下股點,像越南最大的開發商Vinhomes (股票代號VHM),在新冠期間高點漲到93800
,現在股價僅剩53400,龍頭企業的股票可見房地產現在的嚴峻程度
