賴正鎰:房市沒有想像熱 不需太多信用管制措施
今年土地市場走熱,預售與成屋市場也隨之熱銷,引起央行近來的關注,甚至有意出手打
房。對此,商總理事長、鄉林集團董事長賴正鎰認為,其實房地產沒有像外界想像的那麼
熱,政府應尊重市場機制,維持市場自由運作,不需要制定太多信用管制等措施。
2020年房市買氣升溫,主要受惠於低利環境與資金回流,而台商資金回流的部分,像是光
學龍頭大立光(3008),因應光學鏡頭產業需求,二度匯回台幣180億元資金挹注建廠和
購買設備,除了繼續尋覓中部地區建廠土地,還預計將目前分散在各處及包括承租使用廠
房的產能一併移入。
鄉林不動產研究室指出,台灣疫情相對穩定,持續吸引台商回游及企業加碼投資,台股持
續攻上歷史新高點,根據內政部統計數據,今年光是前8個月的土地買賣交易筆數,不僅
較去年成長7.4%,成交總額已經高達1兆698億元,預估今年全年的土地需求與熱度,可望
創下近五年新高。
賴正鎰指出,台商資金回流帶動工業地產及房市交易熱,其中又以北台灣的台北、新北及
桃園居前三名,廠辦工業建築開工持續活絡,工業地產與住宅房市連動成長,不動產買賣
移轉棟數也創新高,游資豐沛搭配低利率,第4季房市預料還是會穩定熱絡,現在反映的
市場需求,將是未來3至5年的房市榮景。
賴正鎰認為,現階段很多台商及原本在國外求學的台商二代都回台避疫,閒暇也到處尋找
投資標的進行置產,50坪以上中大坪數的置產購屋族群已經開始慢慢出現,預計明年將有
新一波的房地產推案新趨勢出現。
不過,針對近期央行有意出手打房, 賴正鎰強調,目前房市熱絡但尚未全面回溫,今年
以來50坪以上的中大坪數去化速度還是不高,買氣比較好賣的是28至42坪的中小坪數,因
此希望房地產業界應自律、不炒作議題,各縣市不動產投資公會也應約束會員,況且房地
產方興未艾,政府應尊重市場機制,維持市場自由運作,不需要制定太多信用管制等措施
。
