2020以前買的二手出租房 可以有4%以上的投報率
但是你如果是最近買的出租房 就算是二手可能頂多2%吧
沒辦法房價漲太高
2%的話你頂多和房貸打平 只能等之後幾年靠通膨漲上來
況且出租還要幫租客解決一堆雜事 還要幫刷油漆 清潔等
除非你出租給竹科工程師比較穩 如果你租到怪人或低端
你要有可能收不到穩定租金的覺悟
不如買00878還有5~6%的投報率 不用管買賣時間點
就一直買就對了 很無腦 晚上睡很好
我知道一堆人會酸左手換右手 什麼二代健保不划算
但是要算這麼多我覺得很累 至少知道自己確實有賺錢就好
關掉app 專注本業的收入 什麼都不用管 不用看線圖算賣出的時間點
有閒錢就買 一路買到台灣倒掉
0050的話我是抱不住 有賺就賣掉了 買賣時間點很關鍵
抱著0050我還要每天打開app盯有沒有跌 影響到我的心情
