買房年化收益19%?買股不如買房? - 股票

之前有人算過去買房收益年化報酬率至少有19%,因為5倍槓桿,
說如果股票年化報酬率沒達到這數字直接買房,
可身邊的人買新北房1500萬貸款自住,最近房市熱賣掉,6年結果報酬率也才5%,
過去6年就算不會選股全買vt也有11%,
請問19%是怎麼達到的?
做價差還是出租呢?
做價差以後房地合一稅應該就很難做吧,
出租買雙北報酬率應該也不高,
以未來性來說,如果貸款是自住買房報酬率還是輸股票吧,
有人說都買,
但如果明知股票賺比較多那為何不全買股?
想買了不管的話出租做價差都蠻費心的,
出租還要擔心惡房客,
不會選股就買VTI QQQ 應該比買房賺的多還省力。
但還是好奇真的有19%那麼高嗎?
