房價這麼高,許多首購族雖然有買屋自住的需求,卻因為觀望而不斷延後購屋決策。如
果你也是首購族,目前在外租屋,不妨可以從另外一個觀點:「跟銀行租房子」來思考
。
我有一個朋友 Amy,今年 30 歲的她工作已近 8 年,努力存了頭期款 200 萬,卻因高
房價遲遲不敢買房子,在三重租屋,每月租金 1 萬元。後來,她從另外一個觀點來思
考:現在跟房東租房子,每月付 1 萬元給房東。她試算如果以 150 萬當頭期款,以貸
款八成計算,可以在三重買一間總價 750 萬的中古公寓,並保留 50 萬做為裝修和其
他稅費預算。若以她公司薪轉銀行提供的 1.9% 房貸利率、2 年寬限期(僅還利息不還
本金)計算,在 2 年寬限期間每月要繳的金額是 11,875 元,只比目前房租多出約
2,000 元。
過去房租是繳給房東,現在繳房貸利息是繳給銀行。過去住的是房東的房子,現在住的
是銀行的房子(因為房貸將房子抵押設定給銀行)。住房東的房子,房東的房子賺錢不
會分她,但住銀行的房子,房子增值賺錢是她的,當然,如果房子賠錢也算她的。從這
個角度看來,Amy 忽然發現買房子沒那麼可怕了。而且當她有多的年終獎金時就多還房
貸一點,當成儲蓄,反正未來房子賣掉時,她現在繳的本金和之前付的頭期款都會拿回
來。觀念一轉,她開始認真看屋、議價,終於在今年暑假情定一間三重、捷運站附近,
一手屋主自售,屋況維持還蠻好的 25 年公寓。
這個觀念其實很有趣,等於是打破要一輩子辛苦揹房貸這個觀念,當作是跟銀行租房子
,並善用銀行的寬限期。不過,這樣的做法有幾個重點要注意!首先,要特別留意現金
流。Amy 的計畫是善用寬限期,等 2 年的寬限期到了,就請銀行幫她申請延長,或轉
貸到其他銀行,重新申請寬限期。依照目前銀行實務上的做法,這個方式的確可行,不
過,未來的政策很難說,如果銀行或央行取消寬限期,Amy 就必須本利一起攤還,因此
平常就要多存錢以備屆時的資金需求,或需要賣掉房子解除資金壓力。

。
