住商不動產企研室統計旗下加盟店5月成交業績,全台與上月相比增加20%,較去年同期量
增21%,六都成交量較上月全部增加,新北市月增27%最多,台中增加23%,台北市也增加
14%。
和去年相比,北市年增20%,新北年增21%,桃園年增13%,台南年增9.4%,高雄年增1.7%
,僅台中減少5%。
住商不動產企研室經理徐佳馨指出,4月因磐石艦爆發群聚感染,疫情拉警報,民眾減少
出門,加上清明假期工作天數較短,交易量明顯下滑。但疫情未擴大,希望撿便宜的買方
迅速歸隊,加上低利與高成數發酵,5月爆出一波成交潮。
綜觀六都表現,以新北市表現最佳,相較上月、去年同期都增加21%以上,台北市也亮眼
。徐佳馨分析,雙北多數為自用客戶買進,目前價格雖處於高點,但銀行貸款寬鬆,成數
增加了買方購買力,也讓成交增加。
台中今年以來捷運與重劃區話題一路升溫,加上價格優勢持續加溫,是區域房市活絡的重
要因素。
大家房屋企畫研究室主任郎美囡認為,疫情影響經濟情況目前來看不如想像,房市漸趨回
穩,建議自用買方可以積極看屋及出價,商用不動產則必須注意供需走勢及物件條件,以
利掌握合理價格。
