看了一系列推文回文,似乎不少人對於房市理解有些誤會,這邊提供ㄧ些心得參考:
1、少子化來臨,房市不會再漲?
台灣是少子化進行式沒錯,但各位要知道,現在是買房動力最強的10年,right now!!
基本上,少子化是8年級頭開始有顯著減少,然而,現在社會的中間份子6、7年級,正是
有點積蓄可以買房了,也是這波低總價物件漲幅的動力。再加上4、5年級的老人本來就是
房市購買主力,只要租金>利息,物件抗跌,根本就是隨便他們買,這波降息也讓不少人
解定存去屯房收租了。所以總體來說,台灣有買房能力的人現在是高峰期。
結論:所以若單純以少子化來看衰房市買盤動能,至少要再10年後,沒工作年資的人跟房
屋購買力還扯不上關係。
2、富邦人壽退出房貸市場,跟房市關係?
沒什麼影響。富邦人壽只是單純這項業務不賺錢,不想作了。但銀行依然是很歡迎房貸業
務的,畢竟這項業務不僅單純又穩健。房屋貸款是所有貸款最寬鬆的,不僅可分30、40年
攤還,利率又低到平均1.5%以下,就算繳不出來拿去出租還能撐個幾年,更別說現在賣掉
還不太會虧到,要倒件流入法拍比103、104年那波難很多了。(提外話,今年法拍市場更
驚人,出現不少破上拍物件了)
結論:人壽不放水,銀行繼續放!
總結:股票市場上上下下很驚人,多頭時看起來賺的趴數很好看,會讓人覺得有錢買房不
如買股。不過買房可以開槓桿倍數跟買股比起來差多了,而且購屋繳了房貸本金後就是屬
於資產,之後要再融資太簡單了(有沒有想過繳了房貸5年後,多200萬可以借出來炒底)
,光這點就是買股無法比擬的。誠心的建議,投資股票之餘,同時也去學習了解房貸、房
市的金流操作,對於人生的理財規劃才是完整的!
