因為買房可以低利上5倍槓桿,
所以同樣持有期間房子的漲幅不
需要跟股市一樣,就可獲得接近
的報酬率
因為房價波動性低(aka安全感高),
基本上不太會向股價一樣因為短期
波動被洗出去
因為房屋同時具有消費屬性,
自住最大,心理上可以cover掉部分
購房成本
在台灣,房屋是一般老百姓最好的
融資工具,低利且容易借貸,有房
連融資成本都樂勝贏股票融資
長期股市報酬率必定贏過房地產沒
錯,但是前提是你沒有自以為股神,
事實證明多數人自以為台灣巴菲特,
但實際上只是台灣版韭菜
所以,Tosca講的我很認同
