永福樓舊址租出去了!新房客NET砸4百萬簽約進駐!
北市永福樓原址出租了!據了解,Net昨夜簽約,以租金近400萬承租,相較永福樓熄燈前全棟租金600萬,相當於打了67折。專家指出,其實近日東區降租頻傳,也讓東區店家陸續回流,頗有起死回生的跡象。
北市41年老店永福樓在今年2月24日正式熄燈,當時傳出包括永福樓2、3樓以及1樓其他店面,熄燈前的最後總月租金約為600萬,由於承受不了高壓租金,也讓房客都陸續退租。
在全棟熄燈後,今年8月曾傳出日系藥妝品牌「唐吉軻德」想要接手,但由於無法設置手扶梯而破局,9月再傳德國百靈油廠商「德風健康館」將接手進駐,但經「三立新聞網」證實並無此事,烏龍一場。
美商ERA不動產資深經理陳泰源則指出,若以每月400萬計算,相當於房東就已經損失了3600萬,這次的降價出租相信房客、房東都雙贏;而NET屬於平價品牌,對於民眾而言比較平易近人,在相對昂貴品牌薄利多銷的情況下,就有辦法維持租金基本開銷。
另據永慶房屋調查「東區店面空置數」自今年2月至9月,空置店面數從245間降低至142間,店面空置數降低42%,顯見房東在租金上的讓步,也讓東區商圈正在逐步復甦。
