死道友不死貧道:還沒交屋就被套牢的預售「早鳥宅」
2017年,房市出現史上最大一波預售完工「交屋潮」。這股效應,帶動近日的六都買賣移
轉件數,其中,新北市衝破五千大關,單月大增三成居冠,這個數字與四月相比,增幅更
高達五成,代表房市回溫了嗎?不,這樣想就大錯特錯。真相是…2013年起,在房市多頭
下,不少建商拚命申請建照,想著大撈一筆,倘若在正常興建的狀態下,2017到2018年,
將有24.6萬戶陸續取得使用執照,這些在高點買進預售屋的屋主,現在很多人得咬牙交屋
,才讓移轉物件大增,但,這群「早買早倒楣」的冤大頭,正悄悄醞釀引爆新一波的「退
戶潮」。
一交屋就賠錢 「預售早鳥」被狠摔兩巴掌
這波退戶潮,可以從最近的房市氣氛看出端倪,預售市場上,「開價」與「成交價」都已
經雙雙下降的讓利「雙降牛肉宅」,如雨後春筍般冒出,像是板橋知名的讓利物件,讓預
售物件硬是低於中古房市,把在地行情逼回了4字頭;而2015年的汐止新案每坪成交價格
還有40幾萬元,現在被預售房價已經逼到坐3望2的懸崖邊,搖搖欲墜;土城也好不到哪兒
去,路段較差、離捷運較遠的建案,見到2字頭都不意外,這些都是新北房市最新的重磅
彈。影響所及,除了我們已經討論多次,罕見出現了預售屋比中古屋還便宜的詭象。試想
,還沒交屋就被套牢的預售「早鳥宅」,還有得混嗎?
像我本來開開心心要交屋的同事阿威,最近就陷入天人交戰,兩年前一坪50萬買的預售屋
要交屋了,但周邊的新預售建案,卻跌到42萬,一坪8萬的價差,買40坪的房子,等於一
交屋就虧了320萬,這數字讓他忐忑不安;只是,就算想退訂他也裹足不前,因為建商絕
不是好惹的,直接擺出「退訂就沒收15%違約金」的強硬態度,2,000萬的房子,15%違
約金就高達300萬元,從今年到明年,這群面臨交屋卻開心不起來的苦主,落得進退維谷
的窘境,如果他們是投資客也就算了,有更多人是攢了十多年的頭期款,如今還沒住進去
,就先虧到脫皮,情何以堪。
交屋潮帶動降價潮 庫存出清少賺也賣
可別以為這已經是谷底,後頭還有更慘的,這些「一手棍子、一手蘿蔔」想交屋的建商,
除了想趕快過戶,拍拍屁股走人外,現在有很多建商不得不左手打右手,因為他們手上還
hold著一批庫存「燙手宅」。簡單的說,兩年前房市多頭時,建商本來打的如意算盤,是
先在他們手上多留了一批保留戶,因為根據過往經驗,交屋後價格通常會比預售時更高,
兩年營建期過去,勢必還可以再翻賺一筆,沒想到景氣急轉直下,保留戶這下變成燙手山
芋。
但建商罩子也很亮,不敢馬上脫手,擔心吃快弄破碗,惹毛還沒交屋的客戶,一旦等撐到
房子都安全過戶,頭過身就過,他們手上這些「燙手宅」將傾巢而出,更讓預售屋主氣結
的是,為求順利解套,建商恐怕將用兩、三年前的預售價格,再打個八折降價出清,屆時
,這些買到超貴「早鳥宅」的住戶,等於被建商打完左臉、再打右臉,因為這些「燙手宅
」的逃命價,會無情在實價登錄上蓋上低價戳記,被迫過戶的屋主啞巴吃黃蓮,被人賣了
,還被迫幫人家數鈔票。
這種時候,死道友不死貧道,建商根本顧不了什麼江湖道義,我不少代銷朋友私下說了大
白話,這批正在交屋與即將交屋的建商,預售時已賣了七、八成物件,早就入袋為安,賺
得麥可麥可,剩下的兩、三成,少賺一點也不會痛,現在等的只是時間,而這樣的物件,
這兩年會越來越多。
已經被套住的「早鳥宅」要不要退訂?如果是自住,房價起落,漲跌互見,長期持有真的
不用太在意,交屋後入住幾年後再轉售,仍有機會降低損失金額,也不用避免為此跟建商
鬧到對簿公堂。倒是建商接下來不得不丟出的滿手「燙手宅」,為了要跟其他預售「讓利
宅」一較高下,降價幅度可期,這類物件不用等待漫長的預售興建,又是全新物件,堪稱
是滿手爛牌的建商,在大玩兩手策略下的犧牲打,要趕上這波「交屋潮」下的「降價潮」
,有機會撿到好物件。
