金管會祭出大利多,銀行承作房貸業務,資本適足率的風險權數可望降低,可望減輕銀行
增資壓力。房仲業者皆認為,勢必對房市有正面活絡意義,特定地區房價有看漲空間。
住商不動產企劃研究室經理徐佳馨指出,金管會新政策使銀行資金能更靈活運用,相較其
他貸款類型,房貸因為有擔保品,較受銀行歡迎,此做法一出,對房市活絡有正面意義,
也會讓房價在資金挹注過程裡,有對抗向下修正的力道,房價在特定區域有看漲機會。
台灣房屋智庫資深分析師陳炳辰指出,金管會新政策祭出,有利特定區域房市活絡,最先
嗅到機會點的,應是握有游資的投資客,未來在銀行房貸適用較低風險權數實施後,投資
不動產也能更大膽。
陳炳辰舉例,過去投資客可能瞄準套房型產品,或房地合一稅上路後看準低總價的首購產
品,未來可能拉高到中低總價帶產品,有望再刺激如新北、桃園乃至台南、高雄等重劃區
交易量。
不過,徐佳馨認為,金管會的新規定實施後,雖然銀行的放款力道可能會擴大,但銀行還
是會擔心風險,依舊會把重心放在狀況良好的優質客戶,借款人還是要特別留意自己的信
用狀況。
