新一波搶房貸大戰 五年寬限40年房貸大出籠
台北富邦銀行擠下華南,名列前五大房貸銀行後,引發新一波銀行搶房貸戶大戰,根據內
政部不動產資訊平台,目前已有三家銀行推出五年寬限期,三家推40年房貸,最高成數達
九成,一般房貸利率最低1.58%。
高源不動產估價師事務所所長陳碧源說,由於各銀行資金去化壓力仍大,現在房市為自住
市場,自住客貸一個少一個,預料會有愈來愈多銀行加入戰局,推出優惠方案,現在可說
是金融海嘯以來最好貸的時刻。
屋比趨勢研究中心總監陳傑鳴表示,去年3月央行全面解除房貸管制後,銀行恢復房貸寬
限期,成數也從原本的六到七成逐步拉高,部分銀行並推出30年房貸。不過由於房價跌跌
不休,多數銀行放貸仍相當保守。
今年第2季後情況出現明顯變化,以只繳息不還本的寬限期來說,許多銀行都從二年拉長
到三年,根據內政部不動產資訊平台統計資料,彰化銀、高雄銀以及全國農業金庫更拉長
到五年。
在房貸還款期限方面,包括合庫、星展、永豐銀行現在都有40年房貸方案,台銀和土銀日
前都宣布降低八成貸款的所得門檻,土銀從80萬降到60萬元,台銀則是只要台北市房貸都
可到八成,新北市第一圈包括板橋、新店、中和、永和等,所得收支比在130%也可貸到
八成。目前不動產資訊平台上,以日盛銀行成數最高可達九成。
銀行房貸利率一度回升到前兩年1.8%以上,但近期也明顯下殺,公股銀行多殺到1.58%,
民營銀行則是1.59%,而且不限首購,只要是優質客戶就可,青年安心貸款目前利率已壓
低到1.44%。
